What you’ll be doing
- Lead the project team and manage day-to-day operational duties of the project, including: budget, planning, schedule, quality, and communication between project owner, project team, trades, and Management
- Work closely with Project team to ensure timely completion and accuracy of project information and targets including submittals, RFI’s/ASI’s, Change Orders, project schedule, and more
- Organize and participate in project meetings and effective communication with staff, client owners, architects, and/or trades
- Provide oversight for all phases of construction, including project safety, staffing, and ensure owner contract documents are being followed and work is progressing on schedule and within budget
- Prepare contracts and owner/subcontractor change orders in a timely fashion
- Review deliverables prior to forwarding to client owners
- Review and evaluate subcontractor pay applications
- Review and evaluate monthly billing pay application prior to submittal to owner
- Prepare and communicate monthly variance cost/budget reports to CHINN management on project status, schedule, staffing needs, and other pertinent information
- Produce or assist in close-out documentation
- Foster a strong working relationship with the client and subcontractors
- Enforce company policies and procedures
What you bring to the table
- Minimum 5 years of experience as a Project Manager on mixed-use, multi-family, high-rise and/or commercial projects; or equivalent combination of education and experience (e.g. more than 5 years of experience on similar projects as an Assistant Project Manager).
- Ability to work in a fast-paced environment while maintaining attention to detail, quality, professionalism, and open lines of communication
- Experienced and knowledgeable in all construction trades
- Demonstrated ability to follow-up and follow through on assignments and projects
- Ability to organize, analyze, and problem solve challenges when they occur on the project
- Proficiency with MS Projects, Bluebeam, and Microsoft Office products
- Strong verbal, written, computer and organizational skills
